Within 24 hours of receiving all completed paperwork, your listing will be on the MLS. The other sites your home will be listed on might take a few days because we have no control of them.
*Please check any municipal / association ordinances regarding putting your home up for sale.

When you get an offer:
State law requires that we assist you with negotiations and acceptance of all offers. The Buyer or Buyer's Realtor should fax us a copy of the offer to 800-372-7079. We will forward them to you. In regards to holding earnest money, this should be discussed with your attorney. If you are going to be accepting delivery of offers, we still need a copy. Please contact us when you accept an offer, when contingencies are over and when you close.
When you acept an offer:
Please inform your attorney, they will be in most transactions holder of earnest money.

Home Warranty
Free sellers coverage during listing period of owner occupied homes, offering a warranty to the buyer.
A Home Warranty has numerous benefits for sellers, it is likely to be more attractive to potential home buyers especially if appliances are older - in fact 80% of buyers prefer a warranted home. Sellers also have peace of mind as if anyone comes knocking on the door after closing, say something breaks, the home warranty will be used to cover it.
Seller's Coverage protects you during the listing period
•Up to 1 year on owner occupied listings.
•The warranty does not get paid for until closing. If you cancel your listing or the property does not sell, all you have to do is call and cancel the policy.
•Something breaks, you pay only for service fee.
•Optional coverage available for heating/cooling ductwork during the listing period.
